Buying or Selling Land? 3 Questions to Ask a Potential Real Estate Agent

Here's what you need to know about buying or selling land in Aiken

Here's what you need to know about buying or selling land in Aiken

A lot of decisions go into buying or selling a property. And one of the biggest (but often most under-appreciated) is who you choose as your real estate agent.

A great real estate agent can smooth out a stressful experience and ensure your land deal proceeds with ease. They can also provide expert insight during the sale process and be a valuable asset at the negotiation table.

Of course, not all agents are equally up to the task, especially in the more specialized land market. For that reason, you’ll want to be sure to do your due diligence when selecting your agent – and that includes asking the right questions.

We recently connected with Nebraska real estate agent Koby Rickertsen, who shared these three top questions that land buyers and sellers should be asking a potential real estate agent before deciding if they’re the right fit for the job.

1. How long have you been in the business?

There’s nothing wrong with hiring a rookie agent. But if you do, it’s important they have access to an experienced partner who can provide them (and you) with guidance.

“New agents are [often] hungrier and will work harder for you if given the chance,” says Rickertsen, “but you’ll want to make sure they’re backed up by a solid mentor or partner who is going to be in the process every step of the way.”

Keep in mind that you’re asking about experience in the land market specifically. Rickertsen notes that residential agents don’t always have the know-how to handle land deals, and that “if you are transacting on a specialty property, you need a specialist.”

2. How will you market my property?

For sellers, it’s essential to get a full picture of the marketing tactics that will be used to get prospective buyers in the door. And while Multiple Listing Service (MLS) is a good place to start, it’s not enough on its own. The right agent, says Rickertsen, will have a more comprehensive marketing plan in place, which will include social media, mail marketing, and listing sites like LandHub.

3. What partnerships do you have in place to make sure my transaction goes smoothly?

One benefit of working with a pro is that they’ll likely have an existing network of professionals you can tap during the selling or buying process.

“Most land professionals have partnerships with lawyers, title specialists, insurance companies, lenders, [and so on] to help your sale go as smoothly as possible,” says Rickertsen. That’s a nice bonus, and can take a lot of work – and stress – off your shoulders.

As part of utilizing these partners, a good real estate agent will also provide insight on when you need to be contacting each of them, adds Rickertsen. For example, if you’re preparing to sell land, you want an agent who can help you square up the legal aspects before you ever list.

Overall, Rickertsen recommends interviewing at least three to four real estate agents before deciding on who you want to go with. As an additional tip for those in the land market, he also recommends choosing someone who is a member of the Realtors Land Institute or is an Accredited Land Consultant.

Take your time when choosing an agent, and don’t be afraid to speak up for what you want and need. The more effort you put into selecting a standout agent, the more you have to gain.

The museum has been recognized as South Carolina’s Best Equestrian Attraction in 2012, 2016 and 2020.

Opened in 1977, the museum is located inside the Carriage House. The Carriage House was built in 1902 as part of the original estate of Mrs. C. Oliver Iselin, a noted horsewoman and Winter Colony resident. Mrs. Iselin generously left Hopelands Gardens to the City of Aiken after her death in 1970. The restoration of the Carriage House and the creation of the Hall of Fame began as a project of the Aiken Jaycees with eventual help from Joan and Whitney Tower. Mr. Tower, at the time, was the Vice-President and Chair of the National Museum of Racing in Saratoga Springs, NY, as well as the racing editor for Sports Illustrated.

About the Aiken Thoroughbred Racing Hall
of Fame and Museum

Since opening on January 23, 1977, thirty-eight horses have been inducted into the Hall of Fame. Members include both flat racers and steeplechase horses that have spent some part of their training career in Aiken and were named a National Champion (distinction prior to 1971) or who have won an Eclipse Award (since 1971). Each are immortalized by a plaque on the museum’s wall.

The main part of the museum houses numerous exhibits that include Equine Dentistry, Latinos in Horse Racing, Aiken’s African American Contributions to the Horse Industry, a collection of trophies won by Cragwood Stable, the Whitney Tower Research Room and children’s rooms.

There are also exhibits about nationally-known trainers, George H. “Pete” Bostwick, MacKenzie Miller, James W. Maloney and Flint S. “Scotty” Schulhofer. They are all members of the National Racing Museum Hall of Fame in Saratoga, New York.

One of the highlights in the museum is the Dogwood Stable room. This room honors the accomplishments of Cot Campbell the creator of shared ownership in racehorses through organized partnerships. Memorabilia, trophies, and photos depict the history of the Dogwood legacy, which spanned five decades, including the winner of the 2013 Belmont Stakes, Palace Malice.

The museum offers a variety of educational opportunities, talks, exhibits, book signings, backstretch stable tours and kids’ art classes all coordinated by Lisa Hall, the museum’s coordinator.  There is also Kids Fun Zone Stall where they can ride “Hitch” our Equicizer™ while wearing real jockey silks.

The museum has an active Advisory Board who helps with the promotion and development of programs at the Museum as well as suggesting ways to improve the facility.

1. Senior Tax Breaks and Lower Cost of Living

You’ve worked hard, and you deserve to enjoy this next chapter in life. When in retirement, the last thing you want to worry about is money! Luckily, South Carolina offers one of the lowest property tax rates in the US. The average property tax rate in our state is 0.57%, which is well below the national average. In Aiken, the average is even lower at 0.47%.

South Carolina also offers the Homestead Tax Exemption for seniors aged 65+. This exemption grants tax breaks on the first $50,000 on your primary residence. For more information that senior residents may be eligible for, please visit the South Carolina Department of Revenue website.

2. Great Weather Year-Round

Are you tired of ice, snow, and frigid winters? Retire in Aiken, SC, and enjoy beautiful weather year-round! Whether it’s winter, spring, summer, or fall, something is always in bloom here. Snow is a very rare occurrence and daytime temperatures rarely drop below the mid 50’s in wintertime. During the summer, you won’t find the level of humidity that is common in coastal cities like Charleston, Myrtle Beach and Hilton Head. The mild climate is ideal for enjoying outdoor activities all year long.

3. Endless Activities and Social Events

Aiken is a very social and active community, which is one thing that sets it apart from other retirement destinations. Equestrians will find endless opportunities for dressage, professional showjumping, eventing, foxhunting, polo, carriage driving, trail riding and more. If golf is more your speed, you’ll love teeing off at any one of our championship golf courses. We’re also located just 30 minutes from the Augusta National Golf Club, home to the legendary Master’s Golf Tournament!

Other popular activities include pickleball, tennis, bird-watching, kayaking, croquet, hiking and riding in 2,100-acre Hitchcock Woods  (which is nearly the size of two NY Central Parks!). When it comes to social events, there is always something on the calendar. Join one of the local horticultural clubs, book clubs, or country clubs. Are you looking for entertainment? Listen to live music downtown in The Alley or catch the latest drama with friends at The Aiken Community Theatre. From polo matches and horse shows to cocktail parties and annual town-wide celebrations, there are endless ways to enjoy your time here.

4. Friendly, Small-Town Charm

One of the best things about moving to Aiken, SC, is the strong sense of community you’ll discover here. It’s a place where residents wave and greet each other by name, friends are easy to make, and newcomers are always welcome. Named “South’s Friendliest Small Town” by Southern Living, Aiken has a long history of enchanting visitors.

During the 1800’s, Aiken gained fame as a grand health resort for coastal residents wishing to escape malaria and yellow fever. Charlestonians were attracted by the healing combination of warm, dry air and pure, clean spring water. Word spread to wealthy Northerners, who were lured to the area by the opportunities for equestrian sports, thus establishing Aiken’s Winter Colony. What attracted settlers 200 years ago, is still the same today. Take a drive down any one of the historic clay roads and you’ll discover beauty and charm around every corner.

5. Location, location, location!

When you retire in Aiken, SC, you won’t run out of ways to enjoy your time. But if you ever long for the beach or the mountains, you’re in luck! We’re located just 2.5 hours from both. You can easily take a day trip to Charleston, Isle of Palms, Myrtle Beach, and Hilton Head. Likewise, the Great Smoky Mountains are a short drive away. You’re located at the center of it all!

Where Are the Best Places to Live in Aiken, SC?
