What Convinced Me to Choose Aiken SC As My Home

Here's what I love about living in Aiken, SC.

Here's what I love about living in Aiken, SC.

By: Suzy Haslup

I will always recall the day in August 1994 when I first pulled in to Aiken, SC. My sister and I had rented a car in DC for the drive.   She was an accomplished journalist in the city and was my note taker for this adventure. I had previously visited Camden SC and Ocala FL as I was determined not to spend another Winter in the Mid-Atlantic since I had over 20 horses in training during the previous winter that proved a challenge with ice and snow.

There was a connection to Aiken and South Carolina for sure. I trained horses for an owner that already had two horses in the Racing Hall of Fame here.  As a youth I spent my summers at my uncle’s farm near Spartanburg where he fueled my passion for horses and riding by always having at least 15 mounts to choose from-many of them unbroken.  One summer I attended Furman University in Greenville.

So, on that summer day of ’94 when I turned onto South Boundary Avenue on the way to the Aiken Training Track a feeling came over me that I had maybe once lived here in a past life?  And the atmosphere at the track, The Willcox Inn and Houndslake Guest House where we stayed were memorable. I made lifelong connections in the two days we were here.  And I never left.

To this day I live off South Boundary Avenue and traverse it every day whether with my dog in tow, riding a bike or driving to an appointment or to town.  The beauty of it still amazes me.

So, when I read a recent article in the Aiken Standard on this avenue, I felt compelled to write this blog.

Interestingly a live oak has foliage year-round, so these trees stay green throughout the winter, while other oaks lose their leaves and are dormant during the colder months of the year. Henry Dibble has been credited for creating South Boundary’s avenue of oaks in the late 1890s and early 1900s. Dibble, an attorney from Michigan made Aiken his permanent residence and started a dairy farm in Montmorenci, about six miles southeast of town. He decided to create an “avenue” of live oaks to line the boulevard that he traveled so often.  Many of the originals still arch their branches over the avenue and it is one of the most photographed places in Aiken and impress all who travel the road.  This author included.

How to Prepare Your Home to Sell

How to Prepare Your Home to Sell

How to Prepare Your Home to Sell

Getting ready to list your home for sale? You’ll want to do a few things first to make sure that it’s extra appealing to buyers.

There are never any guarantees about how fast your home will sell—or for how much money. There are, however, various steps that you can take to increase your chances of everything going smoothly, quickly, and profitably.

A good real estate agent will guide you in the things that you should be doing to get your home prepped to sell. But the sooner you start the better, and you can speed up the whole process by getting the ball rolling on your own. Here are some of the best things you can do to prepare a home to sell, including impactful improvements that don’t cost any more than your time.

What Should You Do to Your House Before Selling?

Some homes will need more work than others before they’re ready to hit the market. Yet there are some basics that all homeowners should be focused on as they prep for a sale. These are some of the big ones.

Declutter and De-Personalize

You want buyers to be able to see themselves living in the space—and that can be hard to do if they’re surrounded by your stuff. You don’t need to completely empty the house out, but you should go room by room and remove any clutter, as well as any personal items like family photographs or piles of mail.

For everyday items you know you’ll need easy access to while your house is for sale, keep a box handy that you can quickly store things in ahead of a showing. That way, you can tuck items out of sight without having to put them completely away in storage.

Consider Curb Appeal

Your home’s exterior is the first thing buyers will see, so it needs to look its best. Roll up your sleeves and get to work on landscaping basics like mowing the lawn, pulling out weeds, and trimming any scraggly trees or bushes. This is also a good time to clean your siding and the outside of your windows, as well as less-obvious features like your front door, garage door, and welcome mat.

Do a Deep Clean Inside

A sparkling clean home is more appealing to buyers. It also tells them that you have valued the property and taken good care of it. Clean every room and all major features, including walls, floors, appliances, and fixtures. While you’re at it, tackle some of the less-obvious things that you might not notice on a day-to-day basis but that potential buyers definitely will, such as scuff marks on the walls and chipped paint.

Make Small Repairs

Constantly running toilet? Kitchen cabinet hanging off its hinges? Small issues like this can be a major turn-off to buyers, so take the time to fix them before you list. As for bigger repair needs, work with your real estate agent to decide if it’s worth it to deal with those now or if you’d be better off waiting until post-offer negotiations.

A final tip for an efficient home sale: try to sell in the spring if you can, since that’s when the market is at its peak. You should also stay up to date with market news and updates so that you never miss an opportunity to optimize your listing or approach.

Buying or Selling Land? 3 Questions to Ask a Potential Real Estate Agent

Here's what you need to know about buying or selling land in Aiken

Here's what you need to know about buying or selling land in Aiken

A lot of decisions go into buying or selling a property. And one of the biggest (but often most under-appreciated) is who you choose as your real estate agent.

A great real estate agent can smooth out a stressful experience and ensure your land deal proceeds with ease. They can also provide expert insight during the sale process and be a valuable asset at the negotiation table.

Of course, not all agents are equally up to the task, especially in the more specialized land market. For that reason, you’ll want to be sure to do your due diligence when selecting your agent – and that includes asking the right questions.

We recently connected with Nebraska real estate agent Koby Rickertsen, who shared these three top questions that land buyers and sellers should be asking a potential real estate agent before deciding if they’re the right fit for the job.

1. How long have you been in the business?

There’s nothing wrong with hiring a rookie agent. But if you do, it’s important they have access to an experienced partner who can provide them (and you) with guidance.

“New agents are [often] hungrier and will work harder for you if given the chance,” says Rickertsen, “but you’ll want to make sure they’re backed up by a solid mentor or partner who is going to be in the process every step of the way.”

Keep in mind that you’re asking about experience in the land market specifically. Rickertsen notes that residential agents don’t always have the know-how to handle land deals, and that “if you are transacting on a specialty property, you need a specialist.”

2. How will you market my property?

For sellers, it’s essential to get a full picture of the marketing tactics that will be used to get prospective buyers in the door. And while Multiple Listing Service (MLS) is a good place to start, it’s not enough on its own. The right agent, says Rickertsen, will have a more comprehensive marketing plan in place, which will include social media, mail marketing, and listing sites like LandHub.

3. What partnerships do you have in place to make sure my transaction goes smoothly?

One benefit of working with a pro is that they’ll likely have an existing network of professionals you can tap during the selling or buying process.

“Most land professionals have partnerships with lawyers, title specialists, insurance companies, lenders, [and so on] to help your sale go as smoothly as possible,” says Rickertsen. That’s a nice bonus, and can take a lot of work – and stress – off your shoulders.

As part of utilizing these partners, a good real estate agent will also provide insight on when you need to be contacting each of them, adds Rickertsen. For example, if you’re preparing to sell land, you want an agent who can help you square up the legal aspects before you ever list.

Overall, Rickertsen recommends interviewing at least three to four real estate agents before deciding on who you want to go with. As an additional tip for those in the land market, he also recommends choosing someone who is a member of the Realtors Land Institute or is an Accredited Land Consultant.

Take your time when choosing an agent, and don’t be afraid to speak up for what you want and need. The more effort you put into selecting a standout agent, the more you have to gain.

The State of the Market In Aiken, South Carolina

Even in ideal times, looking for a farm or home can be an involved process to be sure you’re 100% sure you’ve picked the right place, at the right price. But obviously these are not the best of times.

The coronavirus pandemic has people across the country home bound and even the most determined home buyer might be wondering how to safely shop for a property now. I am here to help you navigate this time of uncertainty as best I know.

For real estate agents, that means determining what business we can do right now — and how we can meet the needs of clients and leads while adhering to orders and state and local rules for essential businesses. And it is also important to think ahead to the end of the lockdown and consider how the real estate market may look and what unexpected changes may be coming up.

I have been running my business from a home office since I took out my real estate license in 2003. Or from the back of a horse for many of the years! Having the right technology with an understanding how to use it advantageously is not my biggest challenge. And working with clients I have never met in person is not something new to me.  No one could have predicted the place we are in now, but I am fortunate that many aspects of my “normal” life continue.

The buying and selling landscape have changed. Some sellers or occupants of a home may not be comfortable with buyers in their home. During showings, shorter viewing times, booties, gloves and hand sanitizer are employed. Agents normally meet clients at the property rather than driving together.

The power of video and high resolution photographs stand out in times like this. Many of my listings as well as other agents have 360 degree virtual tours which allow users to simulate being inside the house and moving from room to room. FaceTime showings, previewing properties for clients to offer firsthand input and taking additional videos are part of the process for an agent now.

Now it is even more imperative to rely on technology. The use of e-signature has been part of my transaction process for some time.  And lenders are willing to provide pre-approval for loans online.  Closings can be done by mail or with separate areas for buyers and sellers without the presence of the realtor. There could be delays with all facets of the transaction process as human interaction is compromised over the next few weeks or months but as of now, I have not seen this occurring in Aiken.

No matter what, it’s important to remember that everyone must live somewhere. Our homes have never been more important to us than right now. They are a place of solace, respite, work and the ultimate shelter from the storm — no matter what the storm.
